I am thrilled to call Cortland River Falls Apartments my new home. From day one, Tina, the manager, and her exceptional assistant, Michelle, have shown an unwavering commitment to ensuring that I am not just satisfied but genuinely delighted with my living arrangements. What sets Cortland River Falls apart is the extraordinary care and dedication of Tina and Michelle. They have been incredibly responsive to my needs, addressing any questions or requests I've had promptly and with a genuine willingness to help. It's evident that they are passionate about ensuring the happiness of their residents, and that commitment has made my transition into this community seamless. As I settle into this wonderful community, I find myself looking forward to the term of my lease with great excitement. In fact, I'm already contemplating the possibility of making this my long-term home. Tina and Michelle have played a significant role in making this decision easy. Adrian was incredibly receptive, patient and ready to answer any questions. The place seems to have a good maintenance and seems to be a quiet place. Pet friendly and a smoke-free community! Thank you Adrian , to make my tour less stressful, clear and get me excited to move in!

had been living at this community for a year this December or this month makes a year, but when I first got there, they were not accommodating to me getting the apartment that I wanted . I had to beg and plead the manager to put me into another one bedroom, because the one that I looked at Was not sufficient to my needs so I had to beg and plead for her to move me into another one which she finally did throughout my time living there. It was pretty quiet neighborhood. I had no issues with that. I had no issues with maintenance. It's just a management office. I have been late a couple of times with my Rents , I never received an email or anything at my door saying that my account was delinquent until I turn down an offer by the manager to transfer to their two bedroom apartments instead of leaving the community I said yes but then once I looked at the apartment. I decided not to go with it. When that happened. I received a delinquent notice at my door because my rent was late that month , I would say they were OK but they don't try to really help a person out when they're in need when I believe they do have the power to do so they're very straightforward without even really researching it looking into better ways to help and during this time and everything that's going on in the world, we need more people that are understanding and they're willing to help you in certain situations I emailed the manager because I moved out of there on December 7. I believe I left the keys and everything at the office with the leasing agent department was cleaned. There were no issues. I left her a message asking if I could just pay the rent portion for December because I didn't have the late fee. She charged me for November after I had came in and paid my rent because that was posted on the website on the site on the pay my rent I checked it before I got the money order. It said how much I owed when I went in there to pay the amount. That's when I was told were you going to get a court fee also And I don't think that was right because it should've been posted the amount when my rent was due in any case they are refusing to take the rent portion. They said I have to bring the whole amount which I do not have right now, so I really would like to request someone other than the manager Tina to give me a call back so that I can make payment arrangements for the last month for this month December Because I've already moved out and I just want to move on gracefully. My maintenance team is the best. If I have a concern or a maintenance need, they are on it. Most of the time within 24 hours. I very much appreciate how the maintenance team takes care of me. Don't forget about the office staff, they are the best. Its easy to see the positive culture here.

We toured these apartments with Adrian Crudup. He was very welcoming and did a great job showing us the property. We ended up not submitting an application but will keep Cortland in mind for the future because of our experience.

REASON FOR 1 RATING - scam here. They will show you carpet floor in the apartment but when you get keys of the apartment you will get tile floor. This happened with us. We don’t know what will happened with us next after writing this but it true. Please respect people who live here. We are paying high rent plus high security deposit. Property Manager Tina don’t know what kind of attitude she has. Today I’m husband visited leasing office at 10:04 AM door was looked. Property manager Tina was inside the office & reply with 10 fingers come 10 o’clock we not opened( even there was a open sign on the door). He looked his phone then she came & open the door & said I didn’t looked watch. He had request about dryer. He said her today I’m not available at home so please send maintenance people tomorrow. She replied you don’t have to be at home.(we don’t want someone enter in our house when we are not there). She said call 📞 us tomorrow. (Let me clear they don’t pick call we tried it so many time in the past between 10am to 6pm). It’s been 6 years I live so many places in USA but never seen these type of leasing office employee. We are customer for this property paying high rent & we deserve politeness & kindness from the employees not attitude. If customers not happy, there is no meaning of this property. Yesterday incident - my husband visited leasing office requesting about Dryer, door & toilet seat fixing. Very first time properly manager replied to him how you pay rent? He said online then she said request online. He requested can u do this time then she replied this time I’m taking your request next time you have to do by yourself. For future resident be careful here first they will show kindness & help to find better apartment but when you start living here then you will see reality so be careful. There are so many bugs, spiders & roaches in this property.
